These factors convert your usable space program into a Rentable SF estimate. They default to industry-appropriate values based on your layout and industry selections — adjust if you have building-specific information.

Auto-set by layout. Enclosed/traditional (18-22%): predictable corridors, repetitive bays, minimal informal zones. Mixed (25-30%): standard Class A/B, corridor + open zone blend. Open plan (30-35%): wide aisles, collab pockets, soft seating throughout. Activity-based (35-42%): neighborhood connectors, variety zones, generous informal pathways. Downtown Class A typically runs 2-4% higher than suburban.
